November 05, 2019: PORTLAND, Maine – A unanimous vote Monday night by the Scarborough Planning Board has cleared the way for Maine Medical Center (MMC) to invest $59 million in a new Maine Medical Partners (MMP) medical office building at its Route 1 campus as part of its overall expansion and modernization project.

The 108,000-square-foot, three-story building will be home to Maine Medical Partners practices including Neurology, Neurosurgery & Spine, Otolaryngology (Ear, Nose & Throat), Rehabilitation Medicine and Vascular Surgery. They will join at the campus the Scarborough Surgery Center (SSC), MaineHealth Institute for Research (MHIR), MMP – MaineHealth Cardiology, MMP Women’s Health Division of Gynecologic Oncology, the Maine Children’s Cancer Program and MMC Outpatient Imaging.

This development allows the practices in the new building to expand and grow in response to patient demand. The new building will hold exam rooms, procedure rooms and doctor’s offices and will include the addition of 500 new parking spaces. It will allow for the development of existing programs as well as the potential creation of new programs.

MMC will begin site work later this fall, and expects the overall Scarborough project to be complete in 2021.

Altogether, MMC’s $534 million expansion and modernization project will create 128 new private patient rooms, add 19 procedure rooms for surgeries and other complex treatments, provide an additional 225 spaces for patient and visitor parking, and consolidate MMC staff parking into one nearby garage that will meet current demand and future growth. It will create modern, state-of-the-art practice space allowing MMC and MMP to further develop its ambulatory care practices in Scarborough, convenient and easily accessible for patients and their families.

Work on the project began in the spring of 2018 at the Bramhall Campus in Portland with construction of two patient care floors with 64 new oncology patient rooms on top of the hospital’s East Tower, set to be complete later this year, and the now-complete addition of three levels to its visitor parking garage for an additional 225 parking spaces. Work on a new staff parking garage on St. John Street began in the fall of 2018, with use of that building set to begin in January 2020.

Also in January, MMC plans to begin the deconstruction of the old staff garage at the corner of Gilman and Congress Streets, a process expected to take roughly six months. When that site is cleared, MMC can begin construction of its new six-story medical building fronting Congress Street, expected to be complete in 2022.
